What documents do I need to apply for a mortgage loan?

When it comes to carrying out important and complex transactions such as applying for a mortgage loan, we can sometimes feel a bit confused by the number of steps to complete and documents to submit. To initiate the process of applying for a mortgage loan, the client must submit the following documents:

  • Property deed with the legal description and presentation data.
  • Salary stubs covering the last 30 days.
  • Income Tax Returns [W-2 forms] for the last two years.
  • If the applicant is self-employed, certified tax returns for the last 2 years should be provided instead.
  • Bank statements from the last two months.
  • Purchase and Sale Agreement [if applicable].
  • Evidence of payment for the option to purchase from the seller [if applicable].
  • Property Catastrophe Number, which is the number that identifies a real estate property for tax purposes in CRIM.


We recommend that once you begin the process of buying a property, you start gathering all the necessary documents so that the process can flow as smoothly as possible. Additional documents may be required during the process.
